The person or organization responsible for managing the communal areas, typically the freeholder, managing agent or management company, is responsible for maintaining electrical safety within the common parts.

The recommended inspection frequency depends on the type of property.
Residential rental properties generally require an EICR every five years, while commercial buildings are inspected at intervals determined by the previous report, the building's use and the risk profile.
If you're unsure, we'll review your existing certificates and recommend the appropriate inspection schedule for each property, free of charge.

There are multiple implications of not having a valid EICR:
Financial:
Local councils can fine the person or company responsible up to £40,000 for each failure to comply with electrical safety standards. Fine apply to each affected property. If you manage multiple non-compliant properties, the total fines can escalate rapidly.
Local Authority Action: If the council discovers missing reports, they can issue a remedial notice. This forces you to resolve any issues within 28 days. If you do not comply, they can authorise for the work to be carried out by others and pass on all costs together with the penalty fine.
Legal and Operational:
Most landlord policies state that the insured property must meet all current electrical safety standards. An invalid EICR likely means your insurance is automatically invalid if an incident occurs that is caused by an electrical fault.
Criminal Liability:
If someone is injured or killed due to an electrical fault and your certification is not up to date you could face corporate manslaughter charges potentially resulting in unlimited fines and/or a prison sentence.
Blocked eviction:
Landlords and Property Managers are not able to serve a Section 8 eviction notice in England without having provided a valid EICR to the tenant.

There are many reasons why prices vary and some are genuine. However, often contractors offer a cheap price for the EICR only to then provide expensive quotes for repairs that may not even be needed. This can make the overall cost significantly higher than paying a fair price to begin with.

Your property will fail an EICR if C1 or C2 codes are reported and the report will be certified as Unsatisfactory.

C1: Danger Present
This code means there is an immediate and real risk of electrical shock or a fire caused by an electrical fault. Anyone at the premises is in danger and the electrician MUST take immediate action. This may involve disconnecting the dangerous circuit(s) or even arranging emergency disconnection of the entire property or space.
C2: Potentially Dangerous
This code means one or more circuits have been identified as being potentially dangerous. It does not need to be an immediate risk, instead it represents an issue that could cause harm or risk if not resolved
C3: Recommended Improvement
This code is an advisory code only and remedial works are not mandatory. The elements identified do not meet the current electrical installation standards or would benefit from improvement but there is no obligation for further action.
F1: This means further investigation is required in order to ascertain the level of potential risk.

Yes. You may be able to continue to use the system while repairs are arranged but these should be organized as soon as possible. In the meantime, your EICR will be issued as Unsatisfactory.

There are two main types of scams we see.
The first scam is an abuse of trust and relies on the Property Manager taking the contractors word for the inspection carried out being genuine and in accordance with the prescribed methods. They take advantage of the Property Manager not having the knowledge or expertise and often use language intended to frighten or scare.
The second is where Property Managers are presented with over-priced quotes for unnecessary or even fraudulent remedial repairs. This often happens where the EICR inspection was very cheap and / or the property being inspected is high value.
